01 · RENTAL CONDITIONS

Booking and use of 115 Schiller

These rental conditions govern direct reservations for Hayden’s Hideout, The Good Life, and The Entire Place at 115 Schiller Street, Guttenberg, Iowa. Kinnick Properties, LLC is the operating company designated for direct bookings by the property host, Andrew (Andy) Reimer, who remains the public-facing host and primary property contact. The final offer and provider-issued confirmation must state the correct legal contracting party and any distinct payment merchant. This designation does not claim that the company holds title to the real estate.

The person making the reservation must be at least 18, provide accurate contact information, identify the number of adults and children, and accept responsibility for the conduct of their registered party. Guest limits and the specific rooms included in your reservation are shown with your selected accommodation. The Entire Place is one combined reservation, not a third independently rentable apartment.

When an agreement becomes binding: By affirmatively accepting these terms and the selected unit’s disclosed price, rules and cancellation conditions, the guest submits an offer to reserve. Selecting dates or opening checkout alone is not a confirmed booking. A direct-stay agreement is formed only when the authorized provider accepts the offer and confirms the reservation for the identified lodging operator, subject to applicable law. The confirmation must contain the unit, dates, guest count, price and cancellation policy. Airbnb and other channel bookings remain governed by their own accepted terms.

01A · PARTIES & RESPONSIBILITIES

Who operates the stay—and who provides the software

115 Schiller is the public trading name of the Guttenberg lodging property hosted by Andrew (Andy) Reimer. Kinnick Properties, LLC is the lodging operating company designated for direct reservations. The authorized contracting operator, not the software provider, is responsible for granting occupancy, maintaining the premises, honoring accepted terms and refunds, tax and lodging compliance, on-site safety, and property claims. The final offer, payment record and receipt must disclose accurately the legal contracting operator and the merchant collecting payment. Nothing in this designation certifies ownership of the property.

Authority to operate. The property host has approved identifying Kinnick Properties, LLC as the operating company for direct-booking activities. The lodging operator remains responsible for documenting the company’s full legal identity, its authorization to offer and contract for each accommodation, the payment merchant and the lodging-tax account before enabling live collection. If the authorized contracting or payment party is different for a particular reservation, its accurate legal name and role must be disclosed before the guest accepts or pays. This policy does not itself establish title ownership or independently verify corporate records.

Accredited Designs LLC is an independent New Mexico–based website, booking-software and technology-services provider, separately retained by the property operator. It may develop, host, license and maintain the website, booking experience, owner dashboard, records and technical integrations. Its New Mexico location does not replace Iowa law concerning the physical lodging. Accredited Designs is not the property owner, landlord, guest-contracting lodging supplier, occupancy grantor, real-estate broker, rental agent or insurer merely because it supplies software.

Accommodation charges are payable to the disclosed lodging operator or properly identified payment merchant through the authorized reservation/payment provider. Accredited Designs does not hold guest rent or security deposits on behalf of the operator through this website. Any separate business-to-business software charges owed by the operator to Accredited Designs are governed by their own services agreement. A guest-paid booking operations fee, if applicable, is a distinct disclosed commercial charge, not tax or an undisclosed extra; its authorized recipient and settlement treatment must be recorded.

Nothing on this page creates a partnership, joint venture, employment relationship or authority for Accredited Designs to bind the lodging operator. References to third-party booking, payment, insurance and hosting providers describe their potential technical roles; their own terms apply when those services are connected.

02 · PRICES

Rates, taxes and payment

No separate Booking service fee is charged to guests on direct bookings. The price for the selected dates consists of the disclosed room subtotal, any selected optional pet charges and applicable government lodging taxes. There is no mandatory guest booking-service percentage or added software-platform surcharge. The total mandatory price must be clearly and prominently disclosed before payment; the itemized estimate and final provider checkout must agree.

Lodging taxes: Qualifying short-stay estimates currently model Iowa state lodging tax of 5% and Guttenberg local lodging tax of 7% on the applicable taxable sales price. Actual rates, taxable amounts, exemptions, responsible collector and remittance must be verified before live collection. Government taxes are not revenue of the software provider.

Separate operator software expenses: The lodging operator may pay Accredited Designs LLC or another independent technology supplier under a separate business agreement. Any agreed implementation charge, fixed monthly subscription or technical support charge is owed by the operator and is not charged to the guest as an additional checkout service fee. Contract pricing between the operator and supplier is separate from the guest reservation.

Payment, changes and refunds: The authorized lodging merchant and approved processor are responsible for actual payment collection and refund processing. A displayed quote is not proof of payment or a confirmed reservation. The guest must see applicable cancellation conditions and the final charge before accepting payment. Confirmed reservation terms and prices are not changed retroactively without lawful grounds or a valid new agreement. Never send card details in email or website free-text fields.

03 · CHANGES & REFUNDS

Your cancellation policy is tied to your reservation

The cancellation deadline, refund percentages, any nonrefundable amount, and any applicable change/no-show charges must be presented as part of the actual booking offer before you pay. The specific cancellation conditions accepted with your reservation and shown in its confirmation control that reservation, subject to applicable law. This page does not itself impose a blanket nonrefundable rate or a new cancellation fee.

To request changes, cancellations or refund assistance, use the contact or reservation-management instructions in your booking confirmation or My Stays. A date change or early departure may change the price or refund eligibility. Refunds, where due, are issued through the original authorized payment method subject to provider processing. A reservation is not amended merely by sending a request; it must be confirmed through the applicable booking channel.

Optional travel insurance, if available through a licensed partner, is separate from the accommodation cancellation policy. Declining insurance does not change the booking's ordinary cancellation terms. Insurance coverage is only effective when the insurer actually issues a policy.

04 · DURING YOUR STAY

Occupancy, pets and considerate use

Only the registered accommodation and agreed rooms are included. Hayden’s Hideout and The Good Life each allow up to four registered guests through the present reservation interface; the Entire Place allows up to twelve subject to confirmed room configuration. No smoking indoors, illegal activity, disruptive parties, or unauthorized public events. Follow the posted safety and departure instructions, and respect shared spaces and neighbors. See the full house rules and arrival guide.

Ordinary pets: Up to two dogs or cats are welcome in The Good Life at $20 per pet, per night, with no separate host approval. On an Entire Place reservation, ordinary pets must remain inside The Good Life apartment, not Hayden’s Hideout or upstairs rooms. Hayden’s Hideout cannot be reserved alone with ordinary pets. Keep animals supervised, quiet and leashed when moving through shared areas; clean up waste. The reservation details show any selected pet charges.

Disability-related assistance: Service animals and other animals legally protected by applicable disability or fair-housing law are handled separately from ordinary pets; where required, ordinary pet charges and pet-only location limits do not apply. Reasonable access or accommodation requests can be directed to the host.

Guests are responsible for substantiated damage they cause beyond normal wear, to the extent permitted by law and the booking agreement. Any claim, charge or withholding must be supported and handled under the agreed payment terms and applicable law; accepting this policy alone does not authorize an unspecified automatic damage charge. For immediate police, fire or medical assistance, call 911.

05 · ELECTRONIC TRANSACTIONS

Electronic agreement and booking records

By affirmatively selecting the Rental Terms checkbox and continuing to checkout, you agree to conduct this reservation and its related confirmation, cancellation, payment and arrival communications electronically using the email address you provide. This does not subscribe you to marketing or require you to accept electronic records for future unrelated bookings.

Your paper-copy and withdrawal options: You may print or save this policy and booking confirmation. To request a paper or electronic copy, correct your email address, or withdraw consent for future electronic delivery, contact the host through your confirmation or guest assistance. There is no fee to withdraw electronic-delivery consent or request an electronic replacement. If a mailed paper copy entails a charge, the operator will disclose it and obtain your agreement before fulfilling that request. Withdrawal affects future electronic delivery, not records already provided, and may require alternate booking communication arrangements; it does not automatically cancel a reservation.

Access requirements: You need an internet-connected device with a current browser capable of displaying and saving or printing HTML pages, a working email address and access to your email inbox. If a provider supplies PDFs, a compatible PDF viewer or browser is needed to open and retain them. Clicking the accessible policy links and confirming agreement electronically indicates you can view the same HTML format in which these terms are supplied. If those requirements change materially for later required disclosures, updated access information and renewed consent will be provided when required.

The booking system records the policy revision presented, each affirmative terms and privacy acknowledgment, the server timestamp and the booking-attempt identifier. This records consent, not proof that payment succeeded or occupancy was confirmed. The operator and authorized provider must retain reproducible copies of the accepted terms, final quote, applicable cancellation policy, confirmation and payment record as legally required. Materially different conditions require new affirmative acceptance for future bookings. Electronic agreement does not remove statutory rights that cannot lawfully be waived.

Applicable law and enforceability: Iowa law ordinarily governs property-specific lodging obligations in Guttenberg, subject to mandatory consumer protections and jurisdictional rules. Iowa Code chapter 554D and the federal E-SIGN Act recognize qualifying electronic contracts and records; they do not substitute for identifying the real contracting parties, lawful acceptance or provider-issued confirmation. These terms do not require arbitration, waive nonwaivable rights or retroactively change existing bookings.

06 · PRIVACY NOTICE

What information we process and why

Guest and owner confidentiality: Reservation and payment details, individual guest activity, confidential property financial information, access codes and identity data are not published in marketing case studies. A separate business-to-business case study may use limited aggregate, anonymized operations statistics only after express written property-operator authorization and review of the proposed disclosure. This guest policy is not that authorization.

For bookings and inquiries, the authorized property operator determines how guest information is used to provide lodging, while Accredited Designs LLC supports the operator as an independent software service provider acting on its documented instructions (except for its own lawful business and security records). They process the details you supply: name, email, dates, selected apartment, adult/child counts, pet selection, messages when submitted, policy acknowledgements, reservation and payment status, transaction references, and necessary security or technical records. Guest accounts, when enabled, additionally use login credentials stored as password verifiers, account timestamps and session tokens.

These details are used to calculate and administer reservations, check availability, send confirmations or arrival information, support guests, maintain safety and fraud controls, reconcile payments, handle disputes, comply with accounting or tax obligations and document booking-policy acceptance. We do not request complete payment card numbers or security codes in the property booking form; the authorized payment processor handles card entry separately.

We process ordinary technical data such as IP addresses and browser/device metadata to operate and protect the service. In the booking consent log, IP address and browser identifier are stored as cryptographic hashes rather than as full original values. Site infrastructure may also keep operational logs under its own retention controls.

07 · PROCESSORS & SAFETY

Who receives information

Booking information may be disclosed to the verified property operator and authorized property team, and processed by Accredited Designs LLC as the contracted website and booking-system technology provider; the reservation/calendar provider (such as OwnerRez when connected); payment processors (such as Stripe or the booking provider’s payment partner, when used); Cloudflare for hosting, security and the application database; and contracted email-delivery or operational support services when activated. A licensed travel insurer receives applicable details only if its optional service is actually selected and authorized.

We restrict operational access to authorized accounts and use secure transport for checkout and account sessions. No internet service can guarantee absolute security. We retain reservation and consent records as reasonably necessary for providing the booking service, recordkeeping, dispute resolution and applicable legal requirements; payment providers and business partners may have their own retention periods. We do not ask guests to submit identity documents, medical details, or card numbers in a free-text message.

Information may be disclosed when legally required or to investigate suspected fraud, threats or security incidents. We do not treat a rental agreement checkbox as consent to receive unrelated marketing messages.

08 · YOUR CHOICES

Access, corrections and requests

To ask about your booking information, correct an inaccurate record, request deletion where permitted, or raise a privacy issue, use My Stays and guest assistance or the reservation contact shown in your confirmation. We may need to confirm your identity and retain some transaction records for legitimate or legal obligations. Applicable state privacy rights depend on the law, your residence and business eligibility thresholds.

Essential session and security cookies may be used when account features are enabled. External providers used for checkout, analytics, booking management or insurance may apply their own cookies and privacy disclosures. Nonessential marketing consent, if later offered, must be requested separately. This booking service is directed to adults arranging lodging; children may be counted as guests, but we do not intend to solicit bookings directly from children.
